- Broker completeYou have finalized and submitted every condition and document Fraction requires.
Our lawyer can take up to 48 hours to send instructions to the borrower's lawyer, so book signing 2–3 days after broker complete.
- Signing appointmentThe borrower meets their lawyer to sign the mortgage documents.
The borrower's lawyer may need 1–2 business days after signing for insurance, payout statements and title insurance.
- Solicitor completeThe borrower's lawyer has submitted every condition and document to Fraction's lawyer by 1pm PT / 2pm MT / 4pm ET.
We need three business days' notice to call funds from our capital partner.
- Funding dateFraction advances the mortgage funds and the transaction completes.
