- Broker completeYou have finalized and submitted every condition and document Fraction requires.
With a rush request to our conveyancing lawyer, instructions can reach the borrower's lawyer within hours. Extra fees may apply.
- Signing appointmentThe borrower meets their lawyer to sign the mortgage documents.
If signing is booked in advance and the lawyer clears conditions promptly, the file can be solicitor complete within 24 hours of instruction.
- Solicitor completeThe borrower's lawyer has submitted every condition and document to Fraction's lawyer by 1pm PT / 2pm MT / 4pm ET.
We need three business days' notice to call funds from our capital partner.
- Funding dateFraction advances the mortgage funds and the transaction completes.

The fastest timeline needs tight coordination between you, the borrowers and both lawyers, and rush fees may apply. Your file may not be suitable if, for example:
Condo
It's a condo and the condo documents aren't available yet.
Separation
It's a separation file and the separation agreement isn't finalized.
Title change
Names are being added to or removed from the property title.
Fraud alert
There's a fraud alert on a borrower's credit report.
Power of attorney
A borrower is signing through a power of attorney (POA).
